Could This Bill Be the Key to Missing Middle Housing?

If you’ve ever tried building a triplex, fourplex, or ADU compound in California, you know the red tape can kill even the best projects.

But a new proposal—Assembly Bill 6 (AB 6)—might shift that.
Instead of requiring 3–10 unit projects to follow the California Building Code (CBC) (which is complex, expensive, and built for high-density development), AB 6 would allow these projects to follow the simpler California Residential Code (CRC).

Why does that matter?
➡️ Lower design + construction costs
➡️ Faster timelines
➡️ Easier access for homeowners and small developers
➡️ Potential 30% cost reduction for missing middle housing

This isn’t just a code tweak—this could be the unlock California needs to create more duplexes, fourplexes, and ADU clusters without relying solely on large-scale developers.

I work with multifamily investors and homeowners across CA, and this kind of change would absolutely shift the math in their favor.

📌 The bill is still in its early stages, but I’ll be watching closely as HCD forms its working group and report due dates unfold.

✨ More housing. Less complexity. That’s a vision I can get behind.
